What do we do ?
- Preventive controls of installations and the quality of their maintenance
Buildings age; over time their installations (air-conditioning, lifts, plumbing, electricity, heating) become less efficient, until they break down.
Our firm supports you by checking your installations: in order to obtain a maximum yield, checks are carried out periodically (between two to six times a year) and are intended not only to assess the state of the installations but also to determine whether their maintenance has been carried out according to the rule book.
- Technical audit of property prior to its acquisition
If you are planning to purchase a building (service sector ? shopping centre ? housing complex), a due diligence audit is desirable.
Our firm will advise you and highlight any defects as well as the property?s attributes, including an evaluation of the investments necessary to repair or improve the installations.
- Control of running costs, energy costs
You must pay periodically to ensure the correct functioning of your building. Certain areas such as, for example, refrigeration are particularly expensive: are you paying too much?
Using precise models, our firm will provide you with a clear analysis comparing the normal running costs with the actual costs.
- Identifying technical improvements that generate direct economies
Economise without investing: we can help make this come true for you!
The functioning of your installations could cost you less. Deplasse & Associés has developed a methodology that enables it to determine, depending on the installation and its period of functioning; how to optimise the cost/running ratio, for example by power cuts or by staggering operations.
- Arbitration and resolving disputes
There is a lot of truth in the saying that an out-of-court settlement is always better than going to court, even without taking into account delays in court hearings because of their heavy workload.
In certain situations, an expert opinion is necessary to determine which of the two parties was in fact right. By acting as an arbitrator, Deplasse & Associés can contribute to finding a rapid solution when there is a deadlock, so that the party at fault can take the necessary action to remedy the situation. Philippe Deplasse is a member (n°8087) of the Institut d'Arbitrage (Brussels).
- Expert recognised by the courts in special techniques
Only an expert can provide a court with an authorised opinion.
With its status as an expert recognised by the courts (ABEX n°951) Deplasse & Associés is qualified to provide an expert opinion before both civil and criminal courts in any area relating to special techniques, in particular air-conditioning, ventilation, lifts, plumbing, electricity and heating.
